Covered Bridge Village (The Village) is the first mixed-use neighborhood center located in the Texas Hill Country to be registered and on track to achieve Leadership in Energy and Environmental Design (LEED) certification from the United States Green Building Council (USGBC). Catering to the surrounding Southwest Austin neighborhoods, this mini-lifestyle center is situated on 15 acres along SH 71 between SH 290 and the City of Bee Cave, offering 35,000 square feet of space for retail, personal services and restaurants, in addition to three pad sites and over 50,000 square feet of office space. The development also incorporates a soccer/recreational playing field for the communitys use. The new Advanced Micro Devices campus along with Freescale and a Seton Southwest Hospital are all located within close proximity to the site. Additionally, TX DOT and CAMPO recognize the importance of SH 71 and have major transportation plans in the works that would make The Village one traffic light from downtown Austin.
The Village is a uniquely designed suburban neighborhood center that blends auto-friendly traffic flow and storefront visibility with a walkable and pedestrian-friendly environment. By incorporating green site development features such as on-site rainwater harvesting for landscape irrigation and solar power for common area lighting, the operating costs of the center will be reduced. To preserve this native Central Texas landscape, the developers has left pristine four internal park areas which are interconnected with sidewalks and trails. This inviting and pedestrian-friendly environment offers real value for tenants and visitors with heavily treed public plazas and large family-friendly outdoor seating areas. The planned soccer/recreational sports field at the south end of the development will bring additional traffic to the village further supporting the tenants.
Directly adjacent and to the south of The Village is Pecan Park at Covered Bridge, a beautiful 14+ acre tract of land with over 200 hardwood trees including a grove of approximately 100 large pecan trees. Pecan Park is available for sale and ideal for single family home development, a church, a bed and breakfast or resort type hospitality development.
