Covered Bridge Village is a neighborhood mixed use mini lifestyle center catering to the local population and the ever growing traffic on Highway 71 between Bee Cave and Southwest Austin. The “Village” is located in Western Oak Hill on State Highway 71 six miles east of the 1,000,000 SF “Hill Country Galleria” and 2 miles west of the future headquarters campus of Advance Micro Devices, consisting of 825,000 SF with 2900 employees. The 15 acre site encompasses a total of 85,000 SF and is directly in front of the beautiful 350 homes of Covered Bridge subdivision in the Hill Country and across the street from 50,000 SF of office. Nearby are the renowned Spanish Oaks Country Club and the Barton Creek Country Clubs. A planned future traffic light will allow for easy ingress and egress.
The Village consists of approximately 45,000 SF of office, a corner bank pad site, a drive thru coffee use pad, a gorgeous 8000 SF heavily treed restaurant pad, a stand alone spa location in the woods and a complimentary retail strip, including an end cap restaurant space overlooking approximately an acre of internal common park area. The synergies of offices (with medical), a spa, a coffee shop and other boutique retail users will craft a landmark destination for Southwest Austin to work and play within for years to come.
The site planning process took over three years to achieve the delicate balance of preserving the natural beauty while creating enough synergistic space for the end users. Extensive planning ensured that a 30-oak tree grove is serves a shady grove canopy for the deck of the large restaurant pad fronting the highway. This restaurant’s parking lot is so carefully planned that one will feel like they are walking in a grove. On the opposite end of the Village, at the end of the retail strip whose restaurant end cap is centered around a patio of trees and a 1500 SF deck overlooking a fenced park adjacent to Covered Bridge Drive. The prevailing cool breezes will cross the park onto the deck, while the summertime sun is block by the restaurant’s exterior wall itself. A perfect setting for family fun. Between the retail building, day spa and the 26,000 SF office building will be another internal park for all to enjoy. The three story office building will sit between this park and beautiful Williamson Creek, and will have some covered parking. The developer is continuing his meticulous planning to keep the Village beautiful and is actively pursuing both the LEEDS and Austin Green Building programs with his architects.
The internal synergies between the complimentary uses and the Hill Country nature lover’s paradise will ensure that Covered Bridge Village will forever be a landmark in southwest Austin. |
